Target Analyst Accounting in Bangalore, India

PRIMARY FUNCTION

Responsible for the Financial and Accounting of common area maintenance (CAM) Payable and Rebill accounting and reporting of CAM balances in accordance with Generally Accepted Accounting Principles (GAAP). This includes interpretation of real estate legal documents, preparing and reviewing Forecast, Budgets and Actuals and also performing variance Analysis. Additionally correspondence with 3rd party customers and management companies, maintenance of the Refx (SAP) system, month-end closure and partnership with the Target Properties, Lease Accounting and Real Estate departments.

PRINCIPAL DUTIES AND RESPONSIBILITIES

Accounting Activities:

  • Prepare and post monthly payable and rebill journal entries.

  • Monthly Trial Balance Review: Analyze and comment on variances in trial balance.

  • Support Check Applications: Review and provide resolution on the checks unapplied checks with discrepancies or missing details

  • Oversee new contract set up and develop CAM Commencement correspondence with property managers.

  • Partner with Site Operations, GSCL, and HQ partners for budget and reconciliation approvals.

  • Work through financial dispute resolution with 3rd parties as it arises.

  • End to end knowledge relating to others work queues and execution (Defaults, one time invoices, new store setup, vendor management, Capex and Opex etc)

  • Review and analyze new and existing lease/OEA documents to ensure all CAM obligations are appropriately accounted for based on criteria for operator maintained sites.

  • Research and resolve refund checks for both Payable and Rebill

  • Support the Balance Sheet reconciliations team to resolve open items (Unbilled, Lockbox and Deferred Income)

  • Prepare Customer AR Aging - SAO review/outstanding AR analysis- Review and comment on monthly past due CAM balances in TGT receivables account

  • Third party Collections: Submit payment for third party collection fees through the non-merchandise payment process

  • Transfer credit balances from customer accounts to miscellaneous customer

  • Lockbox Refund JE preparation Rebill/Payable

  • Posting correction, write off entries pertaining to CAM Account Reconciliations

  • Active Negotiation and collections with customers on the receivables for all aging

  • Support Payable/Rebill budget and Reconciliations cycles

  • Oversee new contract set up and develop CAM Commencement correspondence with property managers.

  • Complete appropriate analysis and review of CAM budgets/Actuals from all 3rd party property managers/landlords, ensuring they are in compliance with Target’s financial obligations under the legal documents.

  • Partner with Site Operations for budget and reconciliation approvals.

  • Training new TM’s and ensuring they ramp up to business standards, updating and monitoring documentation and providing support to TM’s during nesting period.

  • Monitoring documents sent from Real estate to ensure new obligations are setup/completed.

Research and special projects:

  • Perform month-end close related duties in an accurate and timely manner

  • CAM Financial forecast Analysis (new store/DC budget accruals, parking, non-monthly CAM accruals, reserves, Receivables Aging and Payable Annual Accrual Analysis).

  • Vendor debit and Customer Credit Balance Analysis.

  • Partnership with GL teams in researching variances, clearing open items and support in accurate book keeping.

  • Drive Partner and vendor calls on issue resolution

  • Support Collections project

REPORTING/WORKING RELATIONSHIPS:

Reports to Sr Manager CAM Accounting. Working relationships with CAM Team in MPLS, CAM Services (Target Properties), Legal, Real Estate/Construction, Property Accounting, Customers, and Accounts Payable.

JOB REQUIREMENTS

MINIMUM REQUIREMENTS:

  • 7 - 10 years of relevant experience

  • MBA/CA/CPA/CMA/CIMA/ACCA

  • 3 year business/accounting degree

  • Critical thinking, Excellent organizational and Problem solving skills

  • Outstanding system skills and aptitude, specifically Advanced Excel

  • Ability to work independently as well as ability to work effectively in a team setting

  • Excellent written and verbal communication skills

  • Negotiation skills

  • Strong property management and analytical skills

DESIRED REQUIREMENTS:

  • Previous Property Accounting/Real Estate experience

  • Knowledge/proficiency with SAP systems (REFX)
